Not the way we do it. For siding we use a soft wash technique: low pressure plus a gentle cleaning solution that does the actual work. The pressure on your vinyl, aluminum, or hardie siding ends up being about the same as a garden hose. The chemistry removes the algae, mildew, and grime safely. We never blast siding the way some people do, and the technique protects your trim, seals, and windows.
We think hiding prices is sketchy, so starting prices are right on this page. Most driveways run $199, most one-story house washes run $349. A few things can move that number, like heavy algae, oil stains, or hard-to-reach areas, but you'll know upfront before we start, never on the invoice. Yes. Easton's Exteriors carries general liability insurance, and you're welcome to ask for the certificate of insurance before we arrive. Pressure washing doesn't require a state license in Michigan, but we treat the work like a licensed trade: proper equipment, proper technique, and proper protection for your property and landscaping.
Light rain is actually fine. Pressure washing is wet work either way. Heavy rain, lightning, sustained high winds, or freezing temperatures mean we reschedule. We'll text you the morning of if weather looks rough, and we'll pick the next available date. No charge to either of us for weather reschedules.
Only if you want to be. As long as you've shown us where the water spigot is and we've agreed on the work, you don't have to be there. Plenty of customers go to work, come home, and the place looks brand new. We'll text you a before/after photo when the job is done.
A standard driveway is about 60–90 minutes. A full house wash is 2–3 hours. A complete Full Refresh Package usually takes a half day. You'll get a window when we quote, usually a 2-hour arrival window plus the work time.
If something isn't right, let us know within 7 days and we'll come back to fix it at no charge. The goal is for every job to be one you'd recommend to a neighbor. That's the whole business.
Whatever works for you: card (Square), check, cash, or Venmo. Payment is due when the work is done, with no upfront fees for smaller jobs. For larger jobs ($800 or more), a 25 to 50 percent deposit is collected at booking and the balance is due on completion.
The cleaning solution used for house washing and concrete is primarily sodium hypochlorite (the same active ingredient as household bleach) along with surfactants and other professional cleaning agents. These chemicals are effective against algae and grime, but they can be irritating or toxic if pets or children come into direct contact with wet surfaces.
To keep everyone safe: pets and people should stay off the cleaned surface for at least 1 to 2 hours after the job is finished, until everything is fully dry. Plants and landscaping near the work area are pre-wet and rinsed thoroughly to dilute any overspray. Please point out any especially sensitive plantings before work begins so we can take extra care.
You can, and people sometimes do, but it's never expected. The best thing you can do for a small local business like ours is leave a Google review and tell a neighbor.
